Shannon Charbonneau, XPS Solutions
Aubrey, TX

Shannon Charbonneau is the vice president of client solutions for XPS Solutions, a leading third-party provider of call center and remote management services tailored specifically for the self-storage industry. For more than half of the company’s 25-year history, Shannon has been a key driver of growth and innovation, helping XPS serve thousands of independent self-storage owners and operators nationwide.

She joined XPS 14 years ago as a client relations manager and has played a pivotal role in shaping the company’s client success strategy. Under her leadership, XPS has more than doubled in size and established a full-scale client relations team to meet the evolving needs of its growing client base.

Shannon focuses on aligning advanced technologies with the personal touch that defines exceptional customer service. She works closely with clients to tailor solutions that enhance operational efficiency while improving user experience at every level.

Before entering the self-storage industry, Shannon worked in the physical security sector (surveillance systems for high-security facilities like airports and casinos or self-storage facilities). This foundation sharpened her operational awareness and client-service acumen, which she now brings to every interaction.

She has had the privilege of working with everyone from single-facility operators to CEOs of multi-national portfolios. Shannon also writes for industry publications and regularly presents at conferences and webinars. She currently serves on the Texas Self Storage Association (TSSA) Education Committee.

Shannon’s goals for TSSA:
1. Giving every member—especially smaller, independent operators—a stronger voice within the organization.
2. Ensuring TSSA communicates and delivers tangible value to its members through education, support and advocacy.

Donna Coneley, Triad Construction, Inc.
Pearland, TX

Donna is the vice president of development for Triad Construction, Inc. She has been on the sales and business development side of the design-build world of self-storage since 2019. When not competitively bidding on storage projects, the company works with owners and architect partners to provide a turnkey self-storage facility. Triad is approaching 5 million square feet in self-storage construction across the nation.

Donna actively participates in fundraising activities for ISS and SSA and is eager to get more involved with TSSA. She has been a member of the Pearland Chamber of Commerce since 2016. In 2019, she served as the Chairman of the Board. During her Chairmanship they created a workforce development committee that was heavily involved in supporting two local high schools in their efforts to bring skilled trade training to the curriculum. They had regular meetings with industrial plants, hospitals, scientific facilities, and other businesses to learn about their workforce needs. They also brought in the community colleges and four-year colleges, so they could exchange ideas with those companies and partner on new ideas for filling their benches for the future. Currently, Donna serves on the Alvin Community College Foundation Board and has for more than five years.

Donna graduated from the University of Houston with a degree in Business Administration.

Donna’s goals for TSSA:
1. I would like to help others market their businesses. I have been able to mentor many on the art of business growth and new business development. If they are vendors, it would be great to help them find ways to promote their products in different ways or find new revenue streams. If they currently own a storage facility, it would be great to assist them in growing their portfolio or growing their revenue with what they currently own.
2. I would like to help members break down any barriers around building new storage facilities or renovations of existing. It would be great to help them navigate permitting for construction, TxDOT barriers, finding alternative materials for construction, budgeting for SBA and other construction loans and much more. To share my knowledge with others in the storage industry would be very fulfilling.

Michael Johnson, Versal Partners
Austin, TX

Michael is a principal for Versal Partners, a leading real estate brokerage firm based in Austin, TX. He has been involved in the self-storage industry since 2012 and focuses exclusively on the sale and re-financing of self-storage properties across the state of Texas and the U.S.

Michael’s company frequently sponsors TSSA and other industry events. He often attends TSSA’s area luncheons, annual conference, the Executive Retreat and more. He also attends national events hosted by SSA and ISS. He has been a panelist and round table moderator, and has written an article for TSSA’s magazine, Self-Storage News.

Michael has a Texas Real Estate License and graduated from Texas Tech University's Rawls College of Business in 2012 with a Bachelor of Science in Marketing. Michael currently lives in Austin, TX with his wife and two children.

Michael’s goals for TSSA:
1. To support and encourage the existing education and networking opportunities to TSSA members.
2. To foster the industry's use of innovative technology to evolve, optimize and digitize traditional practices.
